Your home is professionally photographed for custom online and print advertising. If needed, photos are retaken throughout the listing period. We are constantly monitoring our listings to make sure they are being marketed in positive way.

Brochure, MLS and ad copy are created and reviewed on a regular basis.

The photography and brochure copy are combined to create a custom marketing piece that is shared with buyers and other agents.

A sign will be placed in your front yard. Each sign has a 4-SALE LINE and text to video property code.
This is how the 4-SALE LINE works:
• When buyers call Howard Hanna’s 4-SALE LINE, they hear important information about your home, often when they’re right in front of it.
• The 4-SALE LINE lets homebuyers transfer directly to Holly and her team so they can set up an appointment to see your home.
• Contact information on prospective buyers who inquire about your home is sent instantly to Holly and her team for quick follow up.
• This tracks results of your home marketing efforts and gives Holly a Media Tracking Report to show you how Howard Hanna’s advertising is working for you.
• Research shows that Howard Hanna 4-SALE LINE signs generate more regional calls per listing.

Multiple Listing Service
Your home is added to the MLS database, which provides information about your property to Realtors. In addition to the exposure the MLS provides to agents, literally thousands of consumer-based websites are populated with the data from the MLS.

Broker Open Tour
Your property has a broker open, which is advertised to the local real estate community, which provides agents from all companies the ability to tour your home. The broker open will be catered with a light lunch and brokers will be asked to give written feedback on the home after viewing it.

Public Open Houses
If applicable, we aim to host an advertised public open house once a month. This will be advertised throughout many real estate websites and our local D&C Real Estate Section.

Online Marketing
No traditional marketing component can provide the quick, extensive exposure offered by the Internet, and the Holly Creek Team has proven to be one of the best at utilizing this critical marketing tool.

In addition to the websites that are fed through the MLS, our staff posts the photos, text, brochure, floor plan/map (if applicable) and virtual tour for your property to a variety of websites, which in turn syndicates your listing across the Internet.

E-mail Marketing
An e-mail is sent to our proprietary database of Realtors who specialize in the area market. The e-mails are to inform the real estate community about new listings, price reductions, broker opens or upcoming open houses.

Video Marketing
Guided Tours: This exclusive feature of takes home videos to the next level with narration that highlights all the selling points of your home. Guided Tours draw an average of 10,000 additional viewers per month.

HowardHanna.TV: HowardHanna.TV allows buyers to create their own customized TV show to view in high-definition. Buyers choose a location and price range, then view the homes they’re most interested in. This draws an average of 12,000 viewers per month.

YouTube: Howard Hanna’s YouTube Channel brings an average 5,000 prospective buyers into Howard Hanna listings every month. Viewers see a video of your property and then have the option to contact the agent directly.
Sunday Showcase of Homes: Homes featured on our Rochester TV show, Sunday Showcase, are seen by an average of 40,000 viewers each week and generate more open house activity.

Your property will be featured in the Rochester Democrat and Chronicle Real Estate Section and the Howard Hanna TV Show, Showcase of Homes within the first month of the listing period and then on a rotational basis thereafter.

Showing Appointment Service
We employ a professional showing service to track and schedule all showings for our listings.
This is not a replacement of one on one communication with the showing agents. Centralized Showings Service is a tool we use to keep our sellers showing appointments and feedback organized and easy to access.
